Cool Realty is very PROACTIVE in our management approach. We look for processes and policies to deal with expected situations rather than reacting to problems. One example of this is that, we have tenants who take photos of their AC filters being changed.
Air Conditioners are the most common maintenance issue in the Florida heat. Another example is that, we develop a virtual inspection in addition to our in-person inspections. This created the perfect tool during the COVID crisis. It allowed our staffs and tenants to stay safe and still inspect the properties.
STRAIGHT FORWARD PRICING
Our company has a flat initial fee rather than a whole month where large portion of your first month rent that most of the companies charge you. We do not charge management fees if your property is vacant.
Cool Realty guarantees our tenant’s placement. If a tenant has not completed their lease, we replace that tenant and wave the initial tenant placement fee for the new tenant.
We give our rental properties the same marketing level as the properties we lift for sale. We do 2D photography with a wide-angle lens. We use our virtual walkthrough technology so our showings are very interested renters viewing the property. We even have our drone for aerial photos if necessary.

Cool Realty has an amazing maintenance crew. We have painting, lawn service, cleaning, pressure washing, moving and packing. We have negotiated preferred rates with specialists like plumbers, electricians, and AC techs.

MANAGEMENT AND COMMUNICATION TOOLS
Cool Realty has invested in the best technology available. Every owner has a portal where all communications, forms, and financial reports are housed. It allows emails and text communications. It lets you receive electronic payments or make deposits into your account. Once repairs are needed, the tenant makes a request for services and it will automatically send you and the property manager a notification.
Our software gives you and the property management communication regarding all issues of the property. You’ll see before and after photos of the repair.

We hold a membership at the National Association of Residential Property Managers. This organization focuses on residential property management. They have a separate code of ethics that protects you.
